While the product I received from Amazon was not usable (nearly all of the four gallons of fluid had emptied into the plastic bag inside the shipping container and was degrading from exposure to the air, plastic and heat), I was able to obtain the product after contacting the manufacturer, who further educated me on the product line, its history and scientific studies.

I've tried multiple products over the last five years and I have to say, this product is comparatively amazing and the company is excellent.

This works on everything from architectual collumns to counters to commodes to carpets. My carpet cleaner service is now using it and so is my handyman. The smell is neutral to mild; more noticeable when dissolving grime and funk but dissipates fairly quickly. I gave some to a next door townhouse neighbor in Northern California when the guys she hired to clean her deck couldn't get it done - though their steam then chemicals killed the plants on my deck. The enzymatic got rid of the giant mildew stains on their deck, both the painted and unpainted areas, without stripping the paint off. Six months and it hasn't come back. Impressive.

A second product, Mold and Mildew Stain Remover, can be used after this primary product to seriously knock down mold and help prevent its regrowth. A third product, the disinfectant, is strong and I recommend occasional use with alot of ventilation unless you want to it smell like a lab for a few hours. My experience with that product was from last year, so maybe the smell is less aggressive now.

As many people now realize, especially after remediation of storm damage by Katrina and Sandy, bleach and other similar biocides actually encourage regrowth by leaving a strata of moisture. Adding Lysol and other similar products allows for more resistant growth of other species dangerously unhealthy to humans *and* releases dangerous fumes. There are a few other enzymatic products out there, some even on the shelf at your Whole Foods or similar stores, however this is concentrated, economical, works quickly with less product used and is truly effective.
